Are you renovating your own home for you? Is it your dream home and you’re going to live there forever? You may dream of a sparkling pool and a vast entertainment deck, a full dream-kitchen with indoor/outdoor servery. Getting all this may run the risk of overcapitalizing your property, but if you’re going to live it and love it forever and you can afford it, perhaps you just accept that.

Are you renovating a property (Gevelrenovatie) to sell at some time in the near future – so you’re choosing features that will help it to sell to give you a maximum financial return. Light, bright and airy paint scheme, useable storage, appropriate climate control, low-maintenance but pleasant landscaping.

Are you renovating an investment property? Are you renovating it to hold long term and improve its value and rental return? If so, features like air conditioning, security, good kitchen and bathroom will make the property enormously appealing to tenants and have it always rented at the best rent possible for the property and its’ location.

People renovate for all sorts of reasons and the scope and budget of the renovations vary vastly, depending upon their plans and goals.

It is certainly important to have a clear idea of why you are renovating and not just carry on home improvement projects with no clear end in mind – or you can end up spending a lot of money that you didn’t need to or spending the money in the wrong areas. For example, if you’re renovating a property to hold as a long term rental investment and it has a pool that needs attention, filling in the pool would certainly be worth considering and installing a pool in this kind of property would rarely make sense. The exception, of course, might be if the property is an exclusive, hi-end executive rental (but even then it would be questionable whether the numbers would compute!) However, if you are renovating a family home to live in with your children or to sell you might consider a pool depending upon the kind of market you’re trying to appeal to.

The same careful thought applies for internal features and fittings. If you have a love for floor-to-ceiling green marble-effect tiles and leadlight in the bathroom and lavender feature walls then you have every right to install such features if you’re living forever in your dream home. But do be aware that come the time to sell, not all home buyers will share your tastes and the number of people you can sell to will be somewhat limited.

In short: today’s latest trend in stone wall veneer facades and square, chunky above-counter vanity basins might become tomorrow’s shag pile carpet and beer-bottle-bottom-brown glass. Simple, elegant and classic is always tasteful, workable and appealing, whatever the reason for renovating.
